Real estate investment via a Société Civile de Placement Immobilier is no longer a secret for French investors. There are several on the market (more than 200). Unlisted real estate funds such as OPCIs (Real Estate Collective Investment Scheme), but with more striking performances. Here are the key figures of the SCPI in 2022!

Still eloquent figures for the SCPI in 2021The SCPI, more commonly known as la pierre-papier, occupies a growing place in the market for unlisted funds. The figures remain eloquent: €78.6 billion in capitalization at the end of December 2021. Moreover, SCPIs collected more last year, i.e. a net increase of 22% compared to 2020: €7.37 billion in net inflows at 12/31/2021, compared to €6.08 billion at 12/31/2020 (source: SPAMI).

Still according to data from the SPAMI, the capitalization of SCPIs exceeded €81.4 billion to 1st quarter 2022an increase of +4% compared to the 1st quarter of 2021.

Regarding the performance of SCPIs, it is still there. The proof, in 2021, these collective investment vehicles delivered a Distribution Rate of 4.49% on average. Obviously, this is a very good result given the returns of other financial investments. Funds in euros for life insurance, for example, barely exceed 2%. The remuneration of the livret A and the LDDS, meanwhile, is even lower: 1% since February 1, 2022.

The annualized Distribution Rate of SCPIs in 2021 includes:

  • 0.19 points of tax paid on behalf of the partner
  • 0.33 point of exceptional distribution essentially taken from the reserves of capital gains from disposals.

The 1st quarter of 2022 was marked by a 48% increase in the dividend, compared to only a 22% drop in the dividend. 30% of the dividends paid over this period are stable.

It should also be noted that the financial occupancy rate of SCPIs, all categories combined, stood at 93.1% at the end of 2021. Support measures have been taken by management companies since the start of the health crisis (in mid -March 2020). They continue until 2021 and 2022, always with the aim of maintaining a good distribution rate.

Collection of SCPIs is progressing well in the 1st quarter of 2022

The 1st quarter of 2022 ends with good results for SCPIs. In fact, net inflow increased to €2.6 billion over this period, an increase of 18% compared to Q4 2021, and 55% compared to Q1 2021.

SCPIs with a preponderance of offices are at the top of the SCPIs with the highest inflows in the 1st quarter of 2022. They represent 47% of net inflows over the first three months of the year. They are preceded by SCPIs with a diversified strategy, which drained 23% of inflows in Q1 2022. Next come health and education SCPIs, which accounted for 18% of overall inflows over the same period.

SCPIs with a preponderance of logistics and business premises, for their part, captured 5% of inflows in the 1st quarter of 2022. They are doing better than retail SCPIs and residential SCPIs, which respectively drained 4% and 3% of inflows .

The Distribution Rate, corresponding to the annual return of the fund, remains one of the parameters to be taken into consideration. The best SCPIs on the market manage to distribute a TD of more than 6%. This is particularly the case of the SCPI Corum Eurion whose DR stands at 6.12% in 2021. Do not forget to check the Financial Occupancy Rate of your SCPI before subscribing to it.

The SRI label (socially responsible investment) is also an important criterion to check. SRI-labelled SCPIs are more promising thanks in particular to their investment and management strategy based on ESG (Environmental, Social and Governance) criteria.
